(ABOA): 1992 Space Type: Office Parking Spaces (Total): 2 Parking Spaces (Surface): 2 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 2 Full Term: 15 Firm Term: 10 Option Term: N/A Additional Requirements: Agency Unique Requirements: 1) Space needs to be contiguous and on the second floor or higher. Any space on the first floor will be considered on a case by case basis. 2) All perimeter windows less than 18 feet from the ground or accessible platform (ie: air conditioners fire stairs and adjacent roofs) will be considered first floor windows and the lessor must provide forced entry protection. Example (man bars). 3) Office space must have a floor load of at least 850 lbs. 4) Ceiling height must be a minimum of 8"6" to a maximum of 10". 5) Column spacing must be a minimum of 24".
6) The proposed facility shall not be located in the immediate vicinity of any facilities identified by the Interagency Security Committee (ISC) as "hazardous materials transportation/storage facilities." Examples of hazardous locations include facilities with potential environmental threats, such as fuel storage areas, gas stations, chemical manufacturing facilities, etc., as well as railroad lines transporting hazardous material. It is preferred that the proposed facility not be located near a low risk facility. Examples of "low risk facilities" include day care centers, senior centers, schools, hospitals and religious/rehabilitation/social service centers. Special consideration should be given to exclude sites located near hazardous areas, such as bulk storage sites (hazardous materials storage sites, water purification centers, above ground fuel storage, rail yards) within 640 feet of these sites.
7The proposed facility shall not be located near Public Defenders, Immigration and Customs Enforcement, Probation Offices or other businesses or facilities deemed unacceptable by the Tenant"s Physical Security Unit (PSU) for security purposes. This requirement may be waived by PSU if no other facility is deemed acceptable. Enhanced security requirements may be required.
Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100/500 year flood plain.
